As a major component of the 2015 Manhattan Urban Area Comprehensive Plan, the Urban Core Residential (UCR) land use designation was created to allow high-density housing with mixed-use neighborhood-scale commercial opportunity close to KSU and Aggieville. The Comprehensive Plan identifies a five-block area east of North Manhattan Avenue as the location for this district.
The UCR District and Sign regulations were adopted by the City Commission on June 6, 2017 by Ordinance no. 7290.
The zoning district regulations have been adopted, but the area east of campus has not yet been rezoned. The Manhattan Urban Area Planning Board will hold a public hearing on March 12, 2018 where they will consider the rezoning.
